PowerHouse Data Centers and Provident Data Centers have partnered to develop a hyperscale data center campus in northern Ellis County, Texas. The 768-acre project will feature a 1.8-gigawatt switchyard, with the first 500 megawatts already approved by ERCOT. The site is positioned between Dallas and Fort Worth and is expected to energize its first building by May 2026.
The development, spanning 24 buildings in three phases, is the first initiative from the joint venture between PowerHouse, a division of American Real Estate Partners (AREP), and Provident Realty Advisors, a Dallas-based real estate and investment firm. The two companies formed their joint venture partnership earlier this year to combine resources and expertise in hyperscale data center development. With zoning and permits secured, design and engineering work has begun at the Texas site.

This marks PowerHouse’s second Texas data center following its Irving project. PowerHouse Co-founder and CEO Doug Fleit emphasized the project’s ability to meet hyperscale demands efficiently.
